- Cleaning is the physical removal of dirt, grime, and dust, but does not necessarily eliminate germs.
- Sanitizing means that you are lowering, not necessarily eliminating, the number of germs to a level safe for humans.
- Disinfecting kills germ microorganisms. Most effective on hard, non-porous surfaces. It is impossible to kill all microorganisms on a soft surface like rugs, carpets, upholstery, or even tile and grout if extensive biofilm is present.
Grout can be laden with bacteria. You can spray all the bleach you want but if you do not remove the unhealthy microbes and debris from the grout, you have done very little.
The deep cleaning process we use for grout can not only clean but disinfect and our clear coatings can protect your grout and tile from further microbial growth.
There are many benefits associated with tile and grout cleaning and maintenance. Routine cleaning helps extend the tiles and grout lifespan, helping them last as long as possible. Regular cleaning also keeps your tiles and grout clean, and it prevents odor from setting in, minimizes staining, and removes germs and bacteria.
If you notice your grout smells and cannot remove the scent with regular mopping, tile and grout cleaning may be needed. Additionally, if you notice after cleaning that your tiles are stained or dirty, tile and grout cleaning is required. With a grouted tile, you naturally have a low spot valley between tiles. Water, soil, and detergent will flow to those low spots. This residue will harbor a bacteria-laden biofilm that is difficult to remove.
Biofilm (or microbial mat) is a very important part of the microbial ecosystem in natural environments. However, they are unwelcome in your building because this community of microorganisms creates a matrix structure that harbors and protects harmful pathogens. Biofilm is made up of many strains of pathogen bacteria. The bacterial cells stick together and form an almost impenetrable shield that can make unwanted bacteria up to 1,000 times more resistant to antimicrobial chemical cleaners and disinfectants.

We then use a combination of deep grout scrubbing, acid wash, polishing, and honing to bring your tile and grout back to its former condition. We offer a range of grout sealers and coatings that perform various duties. Some are more of a basic sealer to protect your grout from discoloration. In contrast, other more heavy-duty coatings will form an impenetrable covering on your grout to avoid bacteria penetrating the surface. Depending on the quality of the sealer or coating, they can last a few months up to 60 months.

Preventative maintenance is essential for keeping your grout in great condition and avoiding costly regrouting or deep restoration procedures down the line. We recommend scrubbing your grout using a bristle brush with baking soda and water every 1-2 weeks to keep your grout clean.
