WHY IT NEVER LOOKS CLEAN

Grout is porous.
That’s the whole problem.

Every grouted floor has a low point between the tiles. Water, soil, and detergent run downhill into it, and a mop can’t recover what’s in that valley, so the residue soaks into the grout and stays. Every pass leaves a little more behind, and the grout gets darker. It holds onto odor, and it grows a biofilm below where daily cleaning has ever been able to reach. The floor is technically clean, but it doesn’t look clean and it may not smell clean, and no amount of mopping changes that.

Want proof in your own building? Walk into a tiled restroom and look at the wall. If the bottom two or three inches of grout are darker than the grout above them, that’s mop water hitting the wall edge and soaking in, night after night. The floor grout darkens for the same reason.
